CANONICAL TAGLINE
The brokerage that puts YOU first.
Preserve this wording, the final period, and the uppercase emphasis on YOU.

BRAND CHARACTER
Refined, local, warm, and confident. Lead with clarity, generous whitespace,
editorial hierarchy, and people-first language. Avoid corporate jargon and
ornamental visual noise.

LOGO USE
Use the supplied artwork, never a recreation. The logo is outlined vector
artwork and is NOT typeset with Newsreader or Manrope. The site fonts support
the brand; neither is a substitute for the official logo.

Preserve the complete lockup, original viewBox, proportions, and supplied clear
space. Leave generous additional clear space around it. Do not redraw, typeset,
stretch, rotate, crop, outline, add effects, or rearrange the mark.

Prefer Deep Charcoal on Warm Cream. Use Warm Cream on a sufficiently dark
background and the black variant for monochrome reproduction when required.
Keep the entire mark legible; do not place it over busy imagery. All PNG and
WebP logo files have transparent backgrounds. SVG is preferred for scaling and
print workflows that support vector artwork. Raster widths are in pixels;
height is rounded to the nearest whole pixel at the original aspect ratio.
Do not enlarge raster files beyond their native dimensions.

PALETTE
Deep Charcoal / primary: #1E1B1A — core text, headlines, actions, preferred logo.
Warm Cream / neutral: #F3EEE6 — default page and brand foundation.
Sand / secondary: #D7C7B2 — subtle rules, supporting surfaces, structure.
Sage: #8E9881 — restrained botanical and local accents.
Bronze Gold / tertiary: #B08A5A — rare accents, fine rules, focus states.

Deep Charcoal on Warm Cream is the default readable pairing. Bronze is an
accent, not a body-text color. Black is a monochrome logo export option, not
a sixth core palette color. palette.css and palette.json contain the five
canonical colors from the supplied DESIGN.md.

TYPOGRAPHY
Newsreader variable, normal and italic: display statements, headings, section
titles, pull quotes, and editorial moments. Prefer regular (400). Use italics
to emphasize a meaningful word, not as decoration. Available axes: weight
200–800 and optical size 6–72. Enable optical sizing where supported.

Manrope variable, normal: body paragraphs, navigation, buttons, captions,
forms, and utility text. Prefer regular or medium. Available weight: 200–800.
Use 11–12px, weight 600, and 0.18em–0.30em tracking for short all-caps labels;
avoid dense all-caps paragraphs. Do not synthesize a Manrope italic face.

These are full original variable TrueType font files, not WOFF/WOFF2 web
subsets or static font instances. Install or embed the TTFs with software that
supports variable fonts. Keep each family's OFL license with redistribution.

ILLUSTRATIONS AND SOCIAL
The coastal and heritage streetscapes are supporting architectural artwork,
not replacement logos. Preserve their composition. On the website, SVG masks
may be tinted Deep Charcoal, Sage, or Bronze; behind content keep the drawing
subtle (10–20% opacity) and ensure text contrast.

The 1200×630 social image is the existing homepage composition, supplied
unchanged. Use it for brokerage/homepage link previews; do not imply that its
photography depicts a different property or listing.

SOURCE PROVENANCE AND LICENSES
Logo: supplied project source assets/brand/and-co-logo.svg. SVG variants change
only its fill color. PNGs and lossless WebPs are deterministically rasterized
from those SVGs with Sharp/libvips; no generative redraw is used. The original
SVG metadata identifies Potrace 1.16 as the tracing tool; that is not a claim
that the brand artwork is licensed under Potrace's software license.

Illustrations: byte-for-byte copies of the supplied project files
assets/brand/illustrations/coastal-streetscape.svg and
assets/brand/illustrations/heritage-streetscape.svg. Their original Potrace
metadata is retained.

Social image: byte-for-byte copy of assets/brand/social/home.png. No image
provenance sidecar or separate photography license was supplied with that
source. This kit does not invent a photographer attribution or grant rights
beyond the supplied brand use.

Logo, illustrations, and social artwork are supplied & Co. brand materials.
No separate open-content license was supplied for them. Their inclusion does
not license the trademark, transfer ownership, or authorize unrelated reuse;
obtain permission from the applicable rights holder when needed. The font
licenses below apply to the fonts, not to the brand artwork or photography.

Open Font License, Version 1.1. The complete, separate license texts are in

use, embedding, modification, and redistribution; fonts may not be sold by
themselves. The OFL does not require documents made with the fonts to use OFL.

Palette, typography roles, and usage guidance follow the supplied DESIGN.md;
font selection and styles match app/layout.tsx at kit creation.
